The Gateway at Millbrae Station

The Gateway at Millbrae station is a 6 story multi-unit residential building with a total of 320 residential units. The Residential building also encompasses leasing office, community spaces and Retail spaces.

The Prescient structural system on this project is a lightweight alternative to conventional buildings that can significantly reduce construction costs. The system does pose several challenges for the HVAC design. The trusses of the system are densely aligned and only allow for very small ducts to run across them. The fire-rating inherent in the system is the combination of the ceiling and the floor together, requiring fire-smoke dampers at all ceiling penetrations. Pragmatic PE coordinated with other trades through building information modeling (BIM) software and engineered a robust comfort heating and cooling system for all residences and common area spaces while minimizing ceiling penetrations to keep the increase in HVAC installation costs from depleting the savings of the structural costs.
